Client Services Coordinator  (Contract position  6 months)

The Coordinator- Client Services is responsible for the successful coordination and administration of all assigned Specialty Leasing and Brand Ventures sales, experiential and media campaigns at the centers. The selected candidate will be responsible for Sunrise and South Shore. The Coordinator- Client Services will actively support new business opportunities for the Brand Ventures and Specialty Leasing teams. Strong organizational, administrative, communicative and inter-personal skills are required. Remote employment, within a reasonable distance of the centers, will be considered.
  
Job responsibilities include:
  
Serve as the Shopping Center's primary point of contact for the planning, coordination and execution of all Brand Ventures and Specialty Leasing opportunities as assigned.

* Strong, proactive local stewardship of all assigned accounts with a focus on successfully executing all contracted programs. Professionally represent both Brand Ventures and Specialty Leasing in all interactions. Support new local and regional business opportunities.
* Foster new and maintain existing client, vendor and center relationships
  
Work in tandem with clients, Shopping Center Management, Client Services, Operations and Specialty Leasing Sales to successfully execute all new programs. 
  
This role requires a commitment to support the client and requires consistent communication and excellent problem-solving skills. 
  
Local Lead Generation

* Responsible for inside lead generation activity including actively researching local and regional new business opportunities.
* Support incremental revenue opportunities with Center retailers and tenants.
* Support renewal opportunities.
  
Local Inventory Coordination: Brand Ventures and Specialty Leasing represents a wide variety of Media, Experiential Marketing, and Short-Term Leasing inventory. The Coordinator- Client Services will play a key role in maintaining inventory integrity at assigned center(s).

* Responsible for maintaining local inventory integrity, alerting Brand Ventures or Specialty Leasing corporate pyramids as needed to any changes in the status of budgeted spaces, with follow through to ensure that any inaccuracies are corrected on master plans. 
* Be aware and up to date on all permanent leasing, marketing and immediate trade area activity in order to share to prospective retailers.
* Work with Center Team and Brand Ventures Operations to ensure that all inventory is fully operational and ready to sell.
  
Local Account/ Program Coordination

* Coordinate all local aspects of Specialty Leasing and Brand Ventures programs, ensuring that the programs adhere to all URW standards and guidelines including but not limited to visual merchandising standards, rules and regulations and program guidelines. Manage all move ins and move outs for aforementioned URW departments, paying specific attention to client and tenant needs, ensuring that URW commitments are delivered as promised and internal procedures to deliver billing accuracy. 
* Professionally represent Brand Ventures and Specialty Leasing when interacting with clients or agencies.
* Attend all appropriate center meetings and share upcoming activations and retailer openings during Staff Meetings on behalf of the sales team.
  
Specialty Leasing Administrative, Contract Coordination and Sales Support

* Serve as the local administrator for all Specialty Leasing programs and opportunities for the assigned center. 
* The Coordinator-Client Services will interact closely with clients and support the Specialty Leasing Manager. Responsibilities will include, but are not limited to, the preparation of leasing packages, administering contracts and paperwork required for new leases and ongoing contract administration.
* Sales Reporting and Accounting support
  
o Collect and input tenant sales on a monthly basis, reconciling potential % rent payments. 
  
o Engage with tenants meeting or exceeding breakpoints in order to either maximize sales through engagement in marketing / awareness initiatives to drive sales 
  
o Recommend sales audits to Center Management if conflicts in reported vs. actual sales are suspected.
  
o Accounting responsibilities include: reconciliation of billings, rent roll verification, Specialty Leasing accounts receivables and billings, tracking of fines and late fee notices.
  
System Applications/ Discipline Knowledge:

* Salesforce
* Microsoft Office
* Accesspoint
* All new systems adopted by Brand Ventures and Specialty Leasing
* Basic understanding of the Specialty Leasing and Brand Ventures lease, tenancy and agreement documents 
  
FOUNDATIONAL SKILL REQUIREMENTS:

* Superior process management skills: knows how to organize an efficient work flow; can simplify complex processes and manage from start to finish.
* Proficiency in prioritization: Can quickly sense what will help or hinder accomplishing a goal.
* Ability to manage multiple competing priorities: Scopes out length and difficulty of tasks and projects; anticipates and adjusts for problems and roadblocks.
* Outstanding customer focus skills: Is dedicated to meeting the expectations and requirements of internal and external customers, specifically through listening and responding to concerns both in the moment and also via electronic communication means.
* Ability to maintain composure in all scenarios.
* Strong organizational skills. Can orchestrate multiple activities at once to accomplish a goal and provide thorough follow-through.
  
QUALIFICATIONS:

* Minimum of a high school education or GED equivalent. Bachelor's degree preferred
* 3 years in a coordinator capacity supporting multiple managers
* Previous experience in a sales environment preferred
